Ashford currently owns and manages over 5,370 units in 23 apartment complexes, mainly in the Houston and Austin areas, and has over 200 full-time employees. It was founded and remains owned by Ash Kumar.
Ashford Communities has been focusing on Class C & B apartment complexes that mostly cater to value-oriented residents. This depth of experience has led to a unique understanding of how to best provide to this segment, including marketing, leasing, and maintenance.

Ashford often acquires and manages properties that have been historically mismanaged. While problems can exist in any facet of operations, the most typical issues include:
- Poor marketing and/or leasing efforts
- Deferred maintenance, with consequent deterioration of revenue
- An inconsistent approach to rent increases and renewals
- Sub-optimal tenant mix, including poor credit risks
Resident safety is one of Ashford Communities top priorities. The data we gather on crime statistics is examined carefully, especially if a community is located in an area with higher than average criminal activity. On all our properties we provide additional security service, which improves safety, community reputation, and ultimately the value of the community.
Tax Credit Properties
Ashford Communities has lot of experience with managing tax credit properties and knowledge how to stay in compliance, including how to properly organize tenant files, inspect units, and successfully pass community audits without findings.
Market Analysis focuses on the community’s region, neighborhood, and demographics profile, including income, age, gender, race, and population size.
Community Analysis focuses on the community itself and on its competitors, reviewing amenities, location, service, community condition and appearance, curb appeal, and reputation. This analysis also includes identifying strengths and weaknesses.
Rental rates are determined based on the market, community, and comps findings, taking into the account specifics of any community. Marketing Plan is created to better present the community to prospective future residents.
