Throughout its 24-year history, first through HK Capital Management and then rebranded to Ashford Communities, the Company has built the experience and skills needed to deliver best-in-class service to residents.

Ashford currently owns and manages over 5,370 units in 23 apartment complexes, mainly in the Houston and Austin areas, and has over 200 full-time employees. It was founded and remains owned by Ash Kumar.

Ashford Communities has been focusing on Class C & B apartment complexes that mostly cater to value-oriented residents. This depth of experience has led to a unique understanding of how to best provide to this segment, including marketing, leasing, and maintenance.

The capabilities of Ashford Communities’ team are ideally suited for the types of assets it acquires and manages. These include knowledge of its residents’ leasing preferences, relationships with suppliers and tradesmen, and a professional approach to marketing and management.

Its emphasis on service is one of the primary causes of above-average renewal rates.

Community Management

Ashford often acquires and manages properties that have been historically mismanaged. While problems can exist in any facet of operations, the most typical issues include:

  • Poor marketing and/or leasing efforts
  • Deferred maintenance, with consequent deterioration of revenue
  • An inconsistent approach to rent increases and renewals
  • Sub-optimal tenant mix, including poor credit risks

Resident's Safety

Resident safety is one of Ashford Communities top priorities. The data we gather on crime statistics is examined carefully, especially if a community is located in an area with higher than average criminal activity. On all our properties we provide additional security service, which improves safety, community reputation, and ultimately the value of the community.

Long-Term Focus

Ashford also understands the importance of investing capital wisely to support higher occupancy, rent per unit, and subsequent collections. Key to this capability is an understanding of residents’ drivers of value, which enables the Company to undertake selective capital projects that deliver maximum impact. Once the proper improvements are identified, the Company knows the right contractors and tradesmen to get the work done. These two things in conjunction give the Company the ability to conserve capital while also driving investment returns.

Tax Credit Properties

Ashford Communities has lot of experience with managing tax credit properties and knowledge how to stay in compliance, including how to properly organize tenant files, inspect units, and successfully pass community audits without findings.


Market Analysis focuses on the community’s region, neighborhood, and demographics profile, including income, age, gender, race, and population size.

Community Analysis focuses on the community itself and on its competitors, reviewing amenities, location, service, community condition and appearance, curb appeal, and reputation. This analysis also includes identifying strengths and weaknesses.

Rental rates are determined based on the market, community, and comps findings, taking into the account specifics of any community. Marketing Plan is created to better present the community to prospective future residents.

The Best Places to Work Multifamily® program recognizes those companies that have established and consistently fostered outstanding workplace environments. The rigorous assessment process evaluated each company’s employee policies and procedures and responses from the company’s employees. The program is part of a long-term initiative to encourage growth and excellence throughout the Multifamily Apartment Industry and attract new leaders. Ashford was honored at the Mutifamily Innovation® Summit in Scottsdale, AZ, on December 7-8, 2022.
