Yatsel Benitez has always been on top of things before any request comes in. During his time at the property, numerous significant issues have arisen, and his prompt action not only saved the property but also saved a considerable amount of money. This was evident in the most recent event that occurred on Friday, August 11th.
On that day, there was a sudden problem: puddles of water had appeared throughout the sidewalk hallway between the buildings. Initially, it seemed like an overflow issue, but it turned out to be the boiler responsible for providing hot water to the entire property. Faced with residents waiting at the office, already upset about the situation, he wasted no time and investigated the matter. It was determined that a valve needed replacement, and he promptly found a source for the necessary part.
In a nutshell, he effectively fixed the issue, and it was resolved before lunchtime. This swift resolution led to more than three residents expressing their gratitude, both to me and to him, for addressing the problem urgently and efficiently. Teamwork is the key, and when he excels, it reflects positively on the entire team, contributing to the success of our shared goals.

During this month, our property faced numerous challenges with units complaining about leaks and plumbing issues. However, Jesus efficiently identified the sources of the problems and effectively fixed these leaks in the occupied units. This proactive approach and problem-solving ability have significantly contributed to the smooth functioning of the property.
Although typically reserved, Jesus has become more communicative, offering valuable recommendations to improve and maintain the property. His willingness to share ideas and take initiative has been instrumental in addressing issues promptly and efficiently.
Furthermore, when two of our strongest maintenance team members departed the company simultaneously, there were concerns about handling the workload and keeping residents satisfied. However, the transition has been remarkably smooth, thanks to Jesus's dedication and growing expertise in his role as an Assistant Lead.

Alvaro's positive attitude and versatility shine through, as he willingly assists in various maintenance tasks, from groundskeeping to apartment painting and make readies. He even goes the extra mile by proactively seeking and receiving reviews from residents.
One of Alvaro's remarkable traits is his reliability and punctuality. He can always be counted on, regardless of the time, to handle any maintenance emergency. He exhibits great attention to detail when handling make ready and work orders. The team follows a strict rule regarding work orders: "NEVER GO BACK TO AN APARTMENT FOR THE SAME WORK ORDER TWICE!" Alejandra joined the company on May 16, 2022, at WFL as an Leasing Professional. She was later moved to Cove at Briar Forest on 12/22 and promoted to an Asst Mgr on 01/22. Upon assuming the role of Assistant Manager, she found deliquency at 8.3% with 6 residents facing eviction. However, in January 2023, she successfully brought it down to 6.4%, followed by 4.5% in February 2023, and 4.4% in March 2023. Throughout her thorough examination of 2022 and part of 2021's delinquency records, Alejandra discovered that Cove had never experienced such a low delinquency rate.
Since taking over as an AM, Alejandra hasn't had to file a single eviction. Her dedication and passion are evident in the extraordinary results she delivers. Despite appearing as a shy and sweet individual, when it comes to deliquency matters, Alejandra demonstrates a firm and professional demeanor, unafraid to assert herself.
Many residents used to pay late, sometimes until the last day of the month, but Alejandra took the initiative to sit down with each one of them individually, setting clear expectations during her takeover of DQ. Thanks to her strategic approach, she ensures that residents with outstanding balances promptly settle their dues, maintaining an impressive 6th-day delinquency policy.
Alejandra also actively participates as a leasing agent, working alongside Rocio to lease as many units as possible. Together, they achieved 93% occupancy in March. Every month, Alejandra supports Rocio with at least six move-ins while simultaneously managing deliquency.Her knowledge, sweetness, humility, transparency, and passion make her an invaluable asset to the Cove team.
Seeing her dedication and potential, Alejandra will soon be ready to manage her own property and showcase her skills even further. She is wholeheartedly nominated for April's Employee of the Month, as her exceptional work deserves recognition. Felix has been with the company for more than 3 years. When his manager first came to Ashford, they were unaware of his quality and attitude. However, after a year, they can confidently say that he is the greatest asset to Ashford.
As a lead maintenance personnel, Felix does not only close tickets and make residents happy, but he goes above and beyond by coming up with new ideas on how to cut costs and increase revenue for the property. Whenever the individual tells him what they want, he always comes up with plans on how to do it and never says no. Here is a list of things he has done to reduce costs:
Blue Pump: Instead of buying a new blue pump, Felix started fixing the pump by only changing the impulser, which saved the property around $800 to $1000.
Boiler Heat Exchanger: Instead of calling vendors to fix the heat exchange for $7000 to $8000, Felix came up with the idea to take out the heat exchange, clean it or replace only the damaged tube which costs only $2000.
AC Heat Pump to No Heat Pump: Felix came up with the idea to rewire and get around the AC unit so that the property does not have to use a heat pump during the winter season, eliminating the need for freon.
Shop Remodeling: Steve came up with the new plans to remodel the shop, and Felix built and organized it as they wanted.
During the time of freeze, Felix was at the property all day and night to fix the leak. His commitment, hardworking attitude, ownership mentality, care, and going above and beyond are the qualities that make him a good candidate to deserve the EOM award.er service.

When BPT's community manager fist came to Ashford, the delinquency rate was very high, and Erika had expressed her desire to transfer to another property. Over the course of the following months, the delinquency rate dropped to 5%. Unfortunately, due to TRR payback, it went back up, but this was out of her control. Nevertheless, Erika's attitude had changed significantly, and she was always excited about coming to work and helping with all tasks and other team members. She was a patient but relentless taskmaster.
Whenever asked to help, she went above and beyond to ensure the task was completed. Whenever there was uncertainty, the individual would ask Erika, and together they would figure it out as a team. Erika received many positive reviews on Google due to her positive attitude and excellent customer service.

Edis is known for being a quiet and diligent employee. When he was first met, he appeared to be a shy and reserved individual who kept to himself. However, Edis has since undergone a significant transformation, displaying a keen interest in learning, growing and improving in any way he can to help his team members shine. He is a selfless individual who is always willing to lend a hand and stays on top of everything happening on the property.
Edis goes out of his way to support his team members, offering to help whenever needed. For example, if the girls are alone and have a full office, he takes the initiative to help show units. Similarly, if the porter needs help with a trash-out, Edis always volunteers to assist, and he even helps the porter pick up trash throughout the entire property every morning. When there are too many tickets in the system, Edis takes the initiative and starts running tickets, despite having the title of "make ready."
Edis is always on the lookout for things that need to be fixed or improved on the property. When he notices something out of place, he respectfully approaches his manager and asks to walk the area of concern with him. He has excellent leadership skills and has even collaborated with the porter to clean up all the gutters for the first two weeks of the month. He has also scheduled himself, along with the porter, to repair the entire fence on the property in the following month.
Edis also goes above and beyond his duties to ensure that everything runs smoothly.
Despite his many contributions to the team and property, Edis remains humble and selfless. He never asks for anything in return and is only interested in the well-being of every resident and staff member. For this reason, his manager has nominated him as the employee of the month of February, although he believes Edis should receive recognition every month. Edis is an asset to the team and is highly deserving of this recognition.
