Felix has been with the company for more than 3 years. When his manager first came to Ashford, they were unaware of his quality and attitude. However, after a year, they can confidently say that he is the greatest asset to Ashford.
As a lead maintenance personnel, Felix does not only close tickets and make residents happy, but he goes above and beyond by coming up with new ideas on how to cut costs and increase revenue for the property. Whenever the individual tells him what they want, he always comes up with plans on how to do it and never says no. Here is a list of things he has done to reduce costs:
Blue Pump: Instead of buying a new blue pump, Felix started fixing the pump by only changing the impulser, which saved the property around $800 to $1000.
Boiler Heat Exchanger: Instead of calling vendors to fix the heat exchange for $7000 to $8000, Felix came up with the idea to take out the heat exchange, clean it or replace only the damaged tube which costs only $2000.
AC Heat Pump to No Heat Pump: Felix came up with the idea to rewire and get around the AC unit so that the property does not have to use a heat pump during the winter season, eliminating the need for freon.
Shop Remodeling: Steve came up with the new plans to remodel the shop, and Felix built and organized it as they wanted.
During the time of freeze, Felix was at the property all day and night to fix the leak. His commitment, hardworking attitude, ownership mentality, care, and going above and beyond are the qualities that make him a good candidate to deserve the EOM award.er service.

Since becoming Assistant Manager, Daniel has proven to be an amazing asset to the office. He has gone above and beyond to ensure the smooth running of office operations, helping his colleague with tasks ranging from dealing with DQ and renewals to providing hands-on assistance to residents in need.
Daniel and his colleague have developed a strong professional connection, which has enabled them to push each other to improve every day. He is a true team player who is always willing to lend a helping hand whenever needed. Thanks to his hard work and dedication, Daniel has become an invaluable member of the team.

When BPT's community manager fist came to Ashford, the delinquency rate was very high, and Erika had expressed her desire to transfer to another property. Over the course of the following months, the delinquency rate dropped to 5%. Unfortunately, due to TRR payback, it went back up, but this was out of her control. Nevertheless, Erika's attitude had changed significantly, and she was always excited about coming to work and helping with all tasks and other team members. She was a patient but relentless taskmaster.
Whenever asked to help, she went above and beyond to ensure the task was completed. Whenever there was uncertainty, the individual would ask Erika, and together they would figure it out as a team. Erika received many positive reviews on Google due to her positive attitude and excellent customer service.

Edis is known for being a quiet and diligent employee. When he was first met, he appeared to be a shy and reserved individual who kept to himself. However, Edis has since undergone a significant transformation, displaying a keen interest in learning, growing and improving in any way he can to help his team members shine. He is a selfless individual who is always willing to lend a hand and stays on top of everything happening on the property.
Edis goes out of his way to support his team members, offering to help whenever needed. For example, if the girls are alone and have a full office, he takes the initiative to help show units. Similarly, if the porter needs help with a trash-out, Edis always volunteers to assist, and he even helps the porter pick up trash throughout the entire property every morning. When there are too many tickets in the system, Edis takes the initiative and starts running tickets, despite having the title of "make ready."
Edis is always on the lookout for things that need to be fixed or improved on the property. When he notices something out of place, he respectfully approaches his manager and asks to walk the area of concern with him. He has excellent leadership skills and has even collaborated with the porter to clean up all the gutters for the first two weeks of the month. He has also scheduled himself, along with the porter, to repair the entire fence on the property in the following month.
Edis also goes above and beyond his duties to ensure that everything runs smoothly.
Despite his many contributions to the team and property, Edis remains humble and selfless. He never asks for anything in return and is only interested in the well-being of every resident and staff member. For this reason, his manager has nominated him as the employee of the month of February, although he believes Edis should receive recognition every month. Edis is an asset to the team and is highly deserving of this recognition.

She enjoys taking on difficult tasks and has a proven track record of success in overcoming them.
Griselda is known for her persistence and determination, as evidenced by her efforts to resolve a payment issue with Housing that resulted in Housing paying less for a former move-in. She made countless calls and sent numerous emails to Housing until the issue was resolved.

Henry has been a worker who has faded into the background for Ashford. He deserves recognition for all the hard work he has put into Glens. Glens did not have any office staff on site on a daily basis, and Henry stepped up year-round not only to keep up with tickets but also the make-ready, groundskeeping, as well as being the face of Glens for current and future residents. He assisted in giving information and not letting prospects be turned away when interested in leasing.
When he was away on vacation during the arctic blast weather, he made himself available by phone, while out of state, to assist and help walk through the borrowed maintenance from other properties. He made sure to follow up throughout the day to make sure the task was finished.
He truly is a jack of all trades!

When Jackie started with Ashford Strawbridge, her first week here, I was in the hospital and she covered the property with no problem. She has done an excellent job of "Staying Relentless" in getting to know the residents and securing renewals. For the period of 5/1/122-current, she has secured 29 renewals or 17% of the unit count. In addition, she has gone the "extra mile" in creating rapport with new prospects, building a relationship with all of the new move-ins and has had a total of 52 leases, 9 cancellations for a net of 43 leases for the period of 5/1/22-current.

TEAMWORK: Yessenia helped tremendously with 8 renewals, and assisting with retention. We reached 70% retention last month with her efforts of walking the property, handing out letters, knocking on doors, and calling residents.
EXCELLENCE: Her efforts and initiative paid off in her overall leasing performance with a closing ratio of over 45%, when the average is 20%! She leased up to 11 apartments within the first 2 weeks of August while still actively leasing!
ATTITUDE/CARE: Her immaculate customer service and attention towards residents, prospects, applicants, and even vendors was seen with her ability to smile cheerfully even when an obstacle arose or a resident wasn’t happy.

Edwin Lopez has not only been doing an excellent job but knows the meaning of Team Work!! We just hired a Lead Maintenance, Maintenance Technician and a Make Ready and he has made sure to help every single one of them. He helped Camilo reach the make ready goal for the month of June without us even asking him too. Also he helped the lead in detecting how the plumbing runs to unclog a sewer a lot faster. He's always ready to help.
For our bowling even, one of our team members was not going to go because he doesn't drive very far and he offer him self to pick him up from his home to take him to the employee event. He is also always looking out for the property and if he sees anything suspicious he calls us in a heartbeat. Cindy is the assistant for Costa Azure when she started with us, we were shorted handed for the first two month She also stepped up to help when we had the gas issues from walking units and inspecting smoke detectors to organizing keys and handing out flyers, She has worked very closely with the maintenance team by organizing the work orders and doing follow ups so we can reach our goals for the month. She has been arranging all the resident events (E) The month of Nov was when the gas issue occurred Cindy talked with the angry residents and they always left with a smile.
